However, a better approach for those just starting out is to spend some time and effort on your own to educate yourself through free and low cost resources. Before paying for expensive coaching, mentoring or education, you should have a good handle on what aspects of real estate investing align with your skills and talents, your available financial resources and time.

Don’t make the mistake of paying for expensive programs that largely teach you what is readily available for little or no financial investment.   • Listen to at least one hundred episodes of a real estate education podcast
  • Read fifteen real estate investing books
  • Engage in one hundred conversations in a real estate investing community discussion forum
  • Take twelve real estate investors to lunch or coffee
  • Analyze one hundred real estate deals, walk through a dozen open houses, attend at least three real estate meet-ups in your area.
  • Be living responsibility by spending less than 70% of what you earn

Be sure you know what you need from a program before handing over a credit card or writing a check, you might end up getting little in return, setting you back even further from where you started.

If you do choose to go ahead and pay for education, coaching and mentorship programs, it’s important that you go into it with the knowledge and understanding that it will not substitute for the work, dedication and effort you’ll need to put into it – nothing will happen without your personal effort. Be wary of promises of easy deals, quick riches and anyone pitching “insider secrets”. The biggest secret with real estate investing is that there are few secrets. The information to be successful can be obtained through study, connecting with other professionals in your market, and rolling up your sleeves to get hands on experience. This isn’t a business that will get you rich quickly, done right though you can build a business that brings lasting wealth.
